How long has In-Residence been in business?
In-Residence under current management and ownership has been in existence since 1994. In-Residence started off as designers and commenced construction activity in 2001 building mostly individual style two-storey homes and home extensions.
Has
In-Residence Traded under any other names?
During the 2003-2004, we also traded under the name of Bali-By-Design (in JV with local designer) and constructed approximately 10 individually designed Bali style homes.
Approximately how many homes do In-Residence build
per year?
During 2007 we worked on approximately 100 homes.
With this number of homes, it is still possible to
offer individualised service.
Rather than to increase the number of home that we
build, we have entered into associated supply chain
businesses that give us greater control over our
construction activity. We own and operate Cabinet
and Window manufacturing business units that improve
our build times, quality and service.
We are not perfect, and we still have our deficiencies, but are working pro-actively towards improving operational performance and customer service.
Beside the display range offered, can
In-Residence refine the design to suit our specific
need, budget and block?
Yes. Our strength is in our ability to custom
design homes. 90% of the homes that we build are
either individually designed, or a variation of our
standard range. We have an extensive range of both
the single and double-storey homes to choose from.
From there, our in-house design team will work with
you to refine plans as required. If you have a
specific design in mind, our designers will work
with you to develop this concept.
Will
In-Residence build to my plans?
Yes. We can quote on
plans developed by other designers. We do however
insist that the copy-right of the design is property
of the client. If our bid is successful, we may
arrange to do the working drawings in-house to
ensure that we iron out any structural type issues
that may be inherent to the plan.
What budget
range do In-Residence homes cater for?
Single storey from $180,000
Double storey from $275,000
Where do
In-residence build? (I.e. both new and established
areas?)
We construct in areas from Mandurah in the South to Yanchep in the North and to the foothills. If the site is outside of the designated area we will have to assess location in terms of our supply chain and availability of sub-contractors.
Marginal area loadings are applicable to some areas such as Mandurah for instance.
We do not take on projects south of Mandurah?
What
are the suitable block details for an In-Residence
resort style courtyard home?
We do not believe that there is such thing as a
standard block. We are very flexible and in most
instances, can develop a design to suite the block.
We have broad experience and can build on standard
conventional lots, irregular shaped and sloping
blocks, corner lots, cottage, strata, city and rural
blocks.
What is
your strength?
Our strength is in our design and construction capability to a budget. With well defined parameters and a realistic budget, we can streamline the design and construct process to deliver a feasible outcome.
Our niche or core business is courtyard and resort style homes.
Our designs are functional and create a sense of excitement. We place a strong emphasis on the integration and blending of the indoor and outdoor areas to create usable space.
In regards to cottage lots, we are able to extract the maximum out of the limited lot size and to develop a layout that will offer liveable indoor and outdoor space.

technologies that can be easily implemented in a
cost effective manner..
Can you provide us with information concerning
demolishing an existing property, or sub-dividing?
Whilst we can assist in this regard, we find that
it is far more cost effective for the prospective
client to arrange for demolition salvage. We will
recommend a number of demolition contractors that
will quote on the works.
Subdivision can be handled in a number of ways and
depends largely on the specific nature of the block
and where it is located. We can also assist in this
regard with advice and can recommend qualified
surveyors.
Can owners
provide/nominate their own sub-contractor, or
provide their own materials to complete works?
You can nominate a sub-contractor, however we
need to be assured that they are qualified/licensed
and competent to do the work. They will need to be
engaged by In-Residence to do the work via a normal
works contract. In this instance, they will be
covered under our work insurance cover.
It is our strict company policy not to permit access
for owner or owner engaged personnel to work
independently on the site during our possession.
This is a major exposure to our operation and
presents substantial legal liability. Work that is
not directly supervised be In-Residence that is not
on our books is not covered by any insurance.
In regards to supply of material, this is permitted
under tight agreement that the material will be
supplied in the correct quantity and on time as
required by the builder’s schedule. The material
supplied is not covered by the builder’s insurance
cover. Our warranty also does not extend to these
items.
How long
does the building process take to complete?
Build time is largely dependent on the location,
size and fit-out specification of home.
• Single Storey Range from 7 to 11 months
• Double Storey Range from 12 to 16 months.
Are
site-works included?
Site works are never included in the contract
price due to the type of soil, the terrain, access
and proximity to the coast amongst a range of other
issues. The impact of the site cost varies greatly
and is itemised separately in a site cost schedule.
Is
In-Residence affiliated or a part of a larger
construction entity?
No. In-Residence is a private company manager by
Executive Directors. |
